Job Description

Summary

The Maintenance Technician 3 leads and mentors a team to ensure a safe, well-maintained store environment across multiple Nordstrom and Nordstrom Rack locations. This role supports the Facility Manager in keeping building systems and equipment operational, performing advanced troubleshooting, preventive maintenance, and coordinating vendor and contractor work. The technician will travel between locations, participate in store meetings, and assist with administrative tasks such as parts ordering and work order management.

Responsibilities

  • Ensure HVAC, vertical transportation, refrigeration, entries, signs, and other building systems are fully operational and efficient.
  • Respond to break-fix and on-demand requests, perform advanced troubleshooting, and delegate work to Maintenance Technician I and II staff.
  • Lead and perform scheduled preventive maintenance (monthly, quarterly, semi-annual, annual) with proper documentation.
  • Operate and monitor building automation controls and troubleshoot alarms (EMCS/command systems).
  • Coordinate with vendors, contractors, property managers, and store leadership; attend meetings and document outcomes.
  • Perform manual labor tasks including loading, unloading, lifting, and moving materials; assist with parts ordering and PO creation.

Requirements

  • High School Diploma or GED required; vocational or associate degree preferred.
  • 5+ years hands-on facilities experience with emphasis on mechanical systems (HVAC, refrigeration, plumbing, electrical) and predictive/preventive maintenance.
  • Proficient in reading electrical schematics and blueprints; experience with a CMMS.
  • Ability to troubleshoot low voltage controls and building automation; comfortable using smartphones, tablets, and web-based applications.
  • Ability to maintain a flexible schedule, travel to multiple locations, work without supervision, and communicate effectively across organizational levels.
  • Physical ability to stoop, stand, walk, climb ladders/stairs, and lift/carry up to 49 lbs.
