Summary
Lead pre-construction activities for Gallery development and construction projects from conceptual budgeting through general contractor negotiation and contract execution, ensuring design integrity, cost control, and constructability across new construction and renovation projects.
Responsibilities
- Establish realistic construction budgets with in-house and third-party development teams to validate financial assumptions and identify cost savings
- Prepare detailed quantity take-offs and cost estimates during early design phases and analyze general contractor estimates
- Identify and qualify general contractors in local markets for new construction and renovation work
- Write, issue, and manage general contractor requests for proposals ensuring clarity of scope and schedule
- Track, analyze, and level GC proposals and lead the GC interview process with recommendations
- Negotiate and execute letters of intent, GC contracts, and final pricing agreements
- Create and manage detailed project schedules aligned with development timelines
- Review prototypical construction details to ensure constructability and compliance with design intent
- Review project leases and work letters focusing on landlord deliverables and obligations
Requirements
- 5+ years of experience in commercial construction estimating, pre-construction, or project management
- Proven expertise in GC sourcing, RFP management, contract negotiation, and budget control
- Strong understanding of construction methods, scheduling, and cost management
- Able to interpret design and construction drawings, specifications, and lease work letters
- Excellent organizational, communication, and negotiation skills with a collaborative mindset
- Proficient in project management and estimating software such as MS Project and MS Office Suite
- Commitment to quality, attention to detail, and ability to work in a fast-paced design-driven environment
