Leader, Pre-Construction

Summary

The Leader of Pre-Construction oversees gallery development and construction projects from conceptual budgeting through general contractor contract negotiation. This role develops project feasibility, constructibility, pricing strategies, and cost controls while ensuring high standards of design and quality.

Responsibilities

• Develop construction budgets, prepare quantity take-offs and cost estimates, and identify cost-saving opportunities.
• Source and qualify general contractors, manage request-for-proposal processes, and analyze and level proposals.
• Lead contractor interviews and negotiate letters of intent, contracts, and final pricing agreements.
• Create project schedules, review construction details and lease obligations, and validate value engineering opportunities.

Requirements

• At least 5 years of experience in commercial construction estimating, pre-construction, or project management.
• Expertise in general contractor sourcing, RFP management, contract negotiation, and budget development and control.
• Strong understanding of construction methods, scheduling, drawings, specifications, and lease work letters.
• Excellent organizational, communication, and negotiation skills; proficiency with project management and estimating software.
• Ability to travel occasionally, work at construction sites, and meet the physical requirements of the role.
