Summary
The Maintenance Technician II leads and mentors a facilities team to ensure a safe, well-maintained store environment across multiple locations. This role supports the Facility Manager by performing preventive maintenance, advanced troubleshooting, and coordinating vendor work to keep building systems operational and ready for daily business.
Responsibilities
- Lead and perform planned and on-demand preventive maintenance for critical and non-critical equipment.
- Troubleshoot and repair HVAC, refrigeration, electrical, plumbing, carpentry, and mechanical systems.
- Operate and monitor building controls and EMCS, respond to alarms, and verify proper building operation.
- Complete equipment rounds, readings, and accurate documentation in the CMMS.
- Coordinate with store leadership, vendors, contractors, and property managers and attend relevant meetings.
- Assist with parts ordering, PO creation, inventory management, and other administrative tasks.
- Mentor and delegate work to other technicians and support technical training of new employees.
- Promote and enforce safety procedures including LOTO, PPE, ergonomics, and work-at-height protocols; respond to location emergencies.
Requirements
- High School Diploma or GED required; vocational or associate degree preferred.
- Minimum 5 years of hands-on facilities maintenance experience with emphasis on mechanical maintenance.
- 5+ years conducting predictive and preventive maintenance and experience with HVAC, refrigeration, electrical, plumbing, and electromechanical systems.
- Experience with CMMS and parts/order systems and intermediate proficiency with Microsoft Office.
- Ability to troubleshoot low voltage controls, building control systems, and basic networking concepts.
- Flexible schedule availability for days, evenings, weekends, and off-hours; ability to respond to emergencies.
- Physical ability to stoop, stand, walk, climb ladders/stairs, and lift/carry 50 lbs. or more.
- Project management experience and vendor management skills are a plus.
